Project Overview of the Wooburn Green Home Renovation

This project took place at a recently purchased family home in Wooburn Green. The new owners were preparing the property for their family of four and began a full refurbishment before moving in.

The house had not been significantly updated since it was originally built in the 1970s. As a result, the homeowners wanted to modernise the heating system, install a new bathroom and update the plumbing throughout the property. The Red Van Plumbers were therefore asked to manage the plumbing and heating elements of the refurbishment while working alongside the builders carrying out the wider renovation.

The Existing Back Boiler Heating System

The property was still operating with an older back boiler system located behind the fireplace. While these systems were common in homes built during the 1970s, they are far less efficient than modern condensing boilers. As a result, they can struggle to provide reliable heating and hot water for modern households.

For a growing family moving into the property, the homeowners wanted a more reliable and energy efficient heating system that would provide consistent heating throughout the home.

New Boiler and Heating System Installation

Our engineers recommended installing a Worcester Bosch 28i Junior boiler together with a Worcester Wave smart control. This combination provides improved efficiency and better control of the heating system.

First, the original back boiler was fully removed. The new boiler was then relocated to the loft at the homeowner’s request. Moving the boiler out of the living space created additional room in the property. It also allowed the heating layout to be redesigned more effectively around the refurbished home.

To protect the system and improve long-term reliability, a MagnaClean filter was installed within the airing cupboard. This filter captures metallic debris circulating within the heating system. As a result, it helps prevent sludge from damaging the boiler or pipework.

Four new radiators were installed throughout the property. In some rooms these replaced existing radiators, while in others additional radiators were added to improve overall heating performance. For example, the kitchen required an additional radiator to ensure the room would heat effectively after the renovation.

Relocating a boiler to a loft requires careful planning. Space is often restricted and pipework must be routed carefully. In addition, the installation must allow safe access for future boiler servicing. Our engineers therefore planned the installation carefully before starting work. Pipework was routed to meet current regulations while ensuring reliable heating throughout the property.

Bathroom Installation

The existing bathroom was completely removed as part of the renovation. However, the homeowners wanted to keep one original feature of the property. The cast iron bath was therefore refurbished on site and reinstalled as part of the new bathroom design.

This feature now adds character to the finished space. The completed bathroom installation included:

• Ideal Standard bath and basin
• Ideal Standard toilet and cistern
• Mira shower
• Towelrad heated towel rail

Our team also managed the bathroom tiling. In addition, we arranged the removal and safe disposal of the previous bathroom suite.

Kitchen Plumbing Installation

The kitchen layout was redesigned during the refurbishment. Consequently, the existing plumbing arrangement no longer suited the new design. Our engineers installed a new kitchen sink and mixer taps. Pipework was then reconfigured to ensure reliable water supply and drainage for the redesigned kitchen.

Installation Challenges and Solutions

Relocating the boiler to the loft presented several technical challenges. Loft spaces often provide limited working room. Therefore, the installation required careful planning to ensure pipework could be routed efficiently while remaining compliant with safety regulations.

Radiator placement also required careful consideration. Not all radiators could simply replace existing units, so new locations were selected to ensure the home would heat evenly. For example, the kitchen required an additional radiator to provide adequate heating.

The MagnaClean filter was installed within the airing cupboard so that it remains accessible for servicing while still protecting the heating system.

Despite the restricted working space, the installation progressed smoothly and the system was designed to provide consistent heating throughout the home.

Completed Heating and Bathroom Installation

The completed project delivered a modern heating system together with a high quality new bathroom and updated plumbing throughout the property.

The Worcester Bosch boiler and smart controls now provide reliable heating and hot water for the family. Meanwhile, the MagnaClean filter helps maintain system performance and extend the lifespan of the heating system. The refurbished cast iron bath now sits within a modern bathroom design. As a result, the bathroom combines the character of the original feature with modern fittings and clean tiling.
