Underfloor Heating Installation in Bucks
This project involved the design and installation of a wet underfloor heating system across the entire ground floor of a residential property in South Buckinghamshire.
The system covers 140 square metres across 12 zones and was completed as part of a full ground floor renovation. Heppelthwaite, The Red Van Plumbers, carried out the full underfloor heating install.

A Professionally Designed Underfloor Heating Install for a Ground Floor Renovation
This was not a straightforward underfloor heating install. Covering 140 square metres across 12 separate zones, the project required careful planning before a single pipe was laid. Heated Floors produced a full AutoCAD pipe layout drawing, mapping every loop across the ground floor. That level of design detail is what separates a properly engineered underfloor heating system from one that simply gets installed and hoped for the best.
The pipe layout drawing covered every room on the ground floor, including the kitchen across four loops, the lounge across three loops, the dining and living area, the study, the utility room, the WC, the entrance hall and the lobby. Each zone was individually designed to ensure even heat distribution across the full floor area.
How the System Was Installed
The Overlay System
Rather than pouring a new screed, the system uses a reinforced XPS overlay panel system. Solid panels at 200mm pipe centres were laid across the main floor areas, with transit panels at 50mm pipe centres used at doorways and transition points between zones. This approach keeps the floor build-up to a minimum while still providing a solid, insulated base for the pipework.
The overlay system is particularly well suited to renovation projects where raising the floor height significantly is not practical. It also allows the system to be installed without the extended drying time that a screed system requires.
Pipe Layout and Zone Configuration
Pert-AL-Pert 16mm x 2mm pipe was laid across the full ground floor following the AutoCAD design exactly. The serpentine pipe layout visible in the photos shows the precision required to achieve consistent spacing and even heat output across each zone.
All 12 zones feed back to a central manifold, which was mounted on the wall and clearly labelled for each room. The manifold includes a pressure gauge and auto air vent, a circulator pump, a nickel plated mixer unit and individual 230v actuators for each zone. This setup allows every room to be controlled independently, giving the homeowner full flexibility over how the system is managed.
The Manifold Installation
The 12 port manifold is the heart of the system. Each of the 12 zone pipes is connected to the manifold and clearly labelled, making future servicing and maintenance straightforward. The circulator pump drives water through the system, while the mixer unit controls the flow temperature to ensure the water delivered to the floor is at the correct temperature for the underfloor heating install. Zone control is handled by the 230v NC actuators, one per zone, which open and close in response to room thermostats.
The Finished Underfloor Heating Installation
With all 12 zones connected, pressure tested and commissioned, the system was handed over ready for the floor finish to be laid on top. The overlay panel system provides a stable and level surface for tiling, which was the chosen floor finish for this property.
The homeowner now has a fully zoned underfloor heating system across the entire ground floor, with independent control over every room. There are no radiators on the ground floor, freeing up wall space throughout and providing a clean, uninterrupted finish to each room.
Why Choose Underfloor Heating for a Ground Floor Renovation
Underfloor heating is an increasingly popular choice for ground floor renovations, and for good reason. It delivers heat evenly across the entire floor surface rather than from a single point, which creates a more comfortable living environment and removes the need for radiators altogether.
When combined with a properly designed zone control system, it also gives homeowners precise control over temperature room by room. That flexibility, combined with the efficiency benefits of running at lower flow temperatures than a traditional radiator system, makes it a strong long term investment.
For renovation projects specifically, an overlay system like the one used in this underfloor heating install offers a practical solution. It avoids the need for a full screed pour, reduces the floor height increase and can be installed as part of a wider renovation programme without significantly delaying other trades.
